Deed Recording Fees

In addition to the basic recording fee of $14.00 for the first page and $3.00 for each page thereafter, there are other fees which may be due on deeds.

Collection of fees include:

  • Documentary Transfer Tax
     
  • City Real Property Transfer Tax
     
  • Survey Monument Fee
     
  • Preliminary Change of Ownership Report (PCOR) Fee
     

Documentary Transfer Tax

(Revenue and Taxation Code 11911)

When consideration or value of the interest or property conveyed (exclusive of the value of any lien or encumbrance remaining thereon at the time of sale) exceeds one hundred dollars ($100.00) a tax at the rate of fifty-five cents ($0.55) for each five hundred dollars ($500.00) or fractional part thereof.


City Real Property Transfer Tax

The City of Richmond has a city tax computed on the full value of the property being transferred. The tax rate is $7.00 per thousand or fractional part thereof. The city tax is collected in addition to the documentary transfer tax.


Survey Monument

Monument Preservation Fund Fee (Gov. Code 27585)

An additional $10.00 is required when the legal description refers to any of the following:

A portion of a lot in a subdivision.
A parcel on a parcel map.
A parcel on a survey map.
A metes & bounds description.

The Survey Monument fee is not assessed on a deed to or from a government agency, a quitclaim deed or an affidavit death of joint tenant/trustee.
